Property Inspections

 

Five Brothers provides a full range of commercial and residential inspection services, nationwide. With 24-hour rush and Saturday service, we're there when and where you need us.

All of our inspection personnel undergo extensive training in Investor/Insurer guidelines to ensure that the inspection performed is not only timely, but also in compliance with the regulatory provisions.  In addition, our Inspection Department has developed a Vendor Management Department responsible for hiring the most knowledgeable and professional inspectors to perform work accurately and within agreed upon time frames.

Inspection Types:

REO Verification
Visual inspection for occupancy, lockbox, for sale sign, and additional verification items per Investor/Insurer guidelines and/or Client instruction with property description.  In addition, the interior of the property can be optionally checked for decent, safe, sanitary condition, damages, debris/hazards, and utilities.

Bankruptcy Property
Visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available, and no contact made with the mortgagor, property occupant, or third parties.

Collection "Door Knock" Property
Contact inspections are generally ordered by mortgage servicers and lenders when contact must be attempted with the borrower.

  • One attempt is made to contact the mortgagor during a visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available.
  • Message will be provided to mortgagor to contact the processor at Client's facility at a specified phone number and extension.
  • A door hanger card will be left at the home or given to the mortgagor.  Door hanger provided with a fully customizable message and phone number.

"Saturday" Property
Contact inspections are generally ordered by mortgage servicers and lenders when contact must be attempted with the borrower.

  • Two attempts are made during the week to contact the mortgagor during a visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available.
  • If the first two attempts to make contact are unsuccessful, a third attempt will be made on a Saturday.
  • A door hanger card will be left at the home or given to the mortgagor.  Door hanger provided with a fully customizable message and phone number.

Foreclosure Property
Visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available and no contact made with the mortgagor, property occupant, or third parties.  Any existing or potential conditions that could impact the value of the property will be noted.

Interior Property
Provides compliance with the accepted interpretation of the Investor/Insurer guidelines for FHA/VA interior inspections.  We provide information based on a visual "walk-through" inspection only and will not include any comprehensive testing or certification of the property condition.  The main emphasis and purpose of the interior inspection is to identify visible damages, obvious visible mold or obvious problems that need to be addressed immediately.

Property - Monthly/Weekly
Visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available, performed on a weekly, bi-weekly, or monthly basis.

Deed in Lieu of Foreclosure
Meet with mortgagor to review terms and conditions of deed in lieu title transfer.  Inspector will meet with mortgagor a second time to verify condition of the property, which will include the following: any missing appliances, utilities maintenance, debris removal, notation of property damages, securing, winterization, and photo documentation.  A bid will be submitted, if necessary.

Mobile/Manufactured Home
Visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available.  Attempt to identify the VIN number available upon request.

FNMA Form 30 Property
For Federal National Mortgage Association (FNMA) loans, as designated by Client, Inspector, when requested, shall visually inspect residential properties in accordance with the then current inspection requirements of the Federal National Mortgage Association (FNMA).  Photographs may be provided with the inspection result if required by the applicable Regulations.

Sale Date
Visual exterior inspection for occupancy performed on the foreclosure sale date as provided by Client.  Communications with third parties are limited to inquiring about the name of the property occupant.

Damage
Walk around property and identify any obvious damages to the property caused by Earthquake, Hurricane, Flood, Vandalism, or other causes.

FEMA Presidential-declared Disaster
Visual exterior inspection to determine whether property has sustained visible damage as a result of a Presidential-declared disaster.

Insurance
Report the percentage complete of insurance work based on a list of items to be repaired with mortgagor's signature.

Loss Draft
Inspection for residential properties subject to insurance claims and/or where rehabilitation work/repairs are taking place, Inspector will determine the extent and nature of damage to the property, and/or confirm that rehabilitation work/repairs are taking places, and verify the quality of repairs made, to date.  Inspector will interview the client to ascertain satisfaction with repairs, based upon Client standards.  If Client provides a scope of work, Inspector will determine the percentage of work completed.

Initial Property
Visual exterior inspection for occupancy verification per Investor/Insurer guidelines and/or Client instruction with property description, no interior access available.

Occupancy Verification
Contact inspection to verify names of property occupants, no interior access and two attempts.  Inspector will confirm with neighbors, review name on utility account, and check phone book listings if contact is not made with the occupant.

Commercial Property - Performing Loan
Current assessment of the property using qualitative measures to determine the property's characteristics and its current level of competitiveness in the market.  Updates Client's data on its performing loan collateral with: on-site observations, current operating data, estimated competitiveness, and local sub-market trends.

Commercial Property - Non-Performing Loan
Current assessment of the property using quantitative measures to determine the property's economics, focusing on its cash flow and occupancy status.  This assessment includes a review of the mortgagor's business plan, current net operating income, and the projected net operating income.  Updates Client's data with: on-site observations, current underwriting economics, leasing in progress, and local sub-market trends.

Secondary Mortgage Market Investor Diligence
Current assessment of the property using qualitative and quantitative measures to determine the property's current physical occupancy, condition, and level of competitiveness in the market.  Observations include: deferred maintenance, off-line units, recent improvements, improvements in progress, tenant distress, and leasing activity.  Verification of Subject's rent roll (if available) and not any observable on-site discrepancies.  Notation of on-site tenant quality, tenant mix, and current level of leasing activity.  Evaluation of leasing agent's level of marketing diligence.

Construction Progress
On-site verification of construction progress by the borrower, in comparison with Client's Project Plans and Construction Cost Breakdown.  The Inspector will estimate the percentage of the project completed on the inspection date.  Inspector will note the following on the inspection date: funding of significant construction materials stored on-site (if any), funding of any known construction materials stored off-site (if any), and funding of any known deposits to material suppliers or contractors (if any).  Inspector will take photos of work completed and material components of the current construction draw request.

Casualty Loss
Meet with mortgagor and/or mortgagor's representative immediately after the casualty loss event or during the curative work process.  Inspector will verify the extent of the casualty damage, repair costs, and the repair schedule.  Inspector will verify the completion status of the casualty curative work at a later date, specified by Client, to determine the percentage of work completed.
